Rates and Fees

Most Life Plan Communities require payment of a one-time entrance fee before move-in, in addition to ongoing monthly fees.

Entrance fee

• Depends on size, style and location of home (larger residence = larger fee) and agreement type.
  • It’s refundable. At Willamette View, our standard entrance fee plan is a 5-year-amortized program. This program refunds a portion of the paid entrance fee if you end your residency contract with us within the first five years.
  • On select units, you may find a 50% or 80% lifetime refundable entrance fee option: The amount paid under this type of plan will be more, however, it refunds 50% or 80% of your original entrance fee at the end of your residency or at any time in the future.
• Depending on your age, lifestyle and investment preferences, one of our entrance fee plan options may be more attractive. We look forward to discussing an arrangement that would best suit your needs.

Monthly fees

• Other communities refer to these as service fees, occupancy fees or accommodation fees; and some charge the same monthly fee regardless of level of care.
• Willamette View monthly fees vary depending on the level of care; size, style and location of home; and number of people–single or double occupancy.

Medical tax deductions

• The IRS may recognize a percentage of both the Willamette View entrance fee and monthly fee as a medical expense deduction. This means that a portion of the entrance fee may be deductible for the year you move into the community. The IRS may also allow you to deduct a portion of the monthly fee each year, which equates to an ongoing medical tax deduction.
• Willamette View does not give tax advice. Make sure to consult a professional to determine the tax implications of the deduction for your personal tax return.

Comparing tax and relocation costs

• Look at the big picture and determine your net cost of living in the locations you’re considering.
• For example, some states have no income tax but impose relatively high sales taxes, property or local taxes. So what you save by avoiding state income taxes may cost you elsewhere.
• In many states with an income tax, Social Security and other types of pension or retirement income are exempt.
• Oregon has an income tax but no state sales tax.
